When you need a Louisville Metro permit
Any addition that increases your home footprint, alters load-bearing structure, adds electrical beyond simple fixture swaps, adds plumbing, or changes the building envelope requires a Louisville Metro permit. Projects that DO NOT require permits: cosmetic work, painting, flooring, cabinets, replacing fixtures in same location, most landscaping.
What you will need to submit
Louisville Metro requires: (1) a completed building permit application, (2) 2 sets of construction drawings showing the existing and proposed layout, (3) a site plan showing setbacks and the addition location on your lot, (4) structural drawings sealed by a Kentucky-licensed engineer (for any addition over 200 sq ft or that affects structure), (5) a current property survey or plot plan.
Louisville permit fees in 2026
Building permit: $0.10 per sq ft of new construction, with a $50 minimum. So a 400 sq ft addition = $50 (minimum), a 1,000 sq ft addition = $100. Electrical permit: $50 flat for residential. Plumbing permit: $50 flat for residential. HVAC permit: $50 flat for residential. Plan review fee: 25% of the building permit cost. So a 1,000 sq ft addition with full MEP = about $200-$250 in permits total.
Timeline from application to permit in hand
For a straightforward addition (no zoning issues, no historic district, no flood plain): 2-4 weeks. For a complex addition (custom design, zoning variance needed, in a historic district overlay): 6-12 weeks. Louisville Metro has been improving their turnaround, but plan for 4 weeks as a safe assumption.
The 3 most common permit delays
1. Missing information on the application. Louisville Metro rejects applications that are incomplete, which restarts the clock. 2. Zoning issues. If your lot is non-conforming (too narrow, too shallow, or with setbacks that are now illegal because of new rules), you may need a variance. Variance applications take 2-3 months. 3. Historic district. If you are in a local historic district (Old Louisville, parts of the Highlands, Limerick, etc.), the Landmarks Commission must approve your design before the building permit is issued. Add 4-8 weeks.
How we handle permits for our clients
We pull every permit, schedule every inspection, and pay every fee. Our permit fee is included in your contract. We pre-check zoning and historic district status before we sign a contract, so we never surprise you with a 3-month variance process mid-project.
What about Southern Indiana
If you are in Indiana, the process is similar but different. Clark and Floyd counties each have their own building departments, with their own fee schedules and timelines. Expect 4-6 weeks for a straightforward Indiana permit.
