What we mean by "whole-home remodel"
Not a single room. A whole-home remodel means updating 70%+ of the home: kitchen, 2+ bathrooms, flooring throughout, paint, mechanicals, electrical, sometimes layout changes. Usually the home was built before 2000 and has not been significantly updated. The homeowners want modern conveniences without moving.
Louisville whole-home remodel cost in 2026
Tier 1 (cosmetic refresh, no layout changes): $50K-$100K. Tier 2 (mid-range with some layout changes): $100K-$200K. Tier 3 (gut renovation, major layout changes, addition): $200K-$400K. Tier 4 (historic + addition + full gut): $300K-$600K. These are real numbers from Louisville projects in 2025-2026.
The 6 things that drive price up
1. Square footage. A 1,500 sq ft remodel costs less than a 3,000 sq ft one, obviously. 2. Age of home. Pre-1960 homes have surprises (plaster, knob-and-tube wiring, asbestos, old plumbing). 3. Foundation type. Crawl spaces and basements both add cost vs slab-on-grade. 4. Layout changes. Moving a kitchen from one side of the house to the other is 3x the cost of a kitchen-in-place remodel. 5. Material tier. Builder-grade cabinets vs custom cabinets is 4x the price. 6. Scope creep. Most remodels go 10-20% over budget because homeowners add scope mid-project.
The 3 ways to save $20K-$50K
1. Keep the existing layout. The single biggest cost driver is moving plumbing and electrical. If you can keep the kitchen, baths, and laundry in their existing locations, you save $30K-$80K. 2. Refinish instead of replace. Original wood floors can be refinished for $3-$5/sq ft vs replaced for $8-$15/sq ft. 3. Phase the project. Do the kitchen and main bath this year, secondary bath and basement next year. This lets you spread the cost AND live in the home during the work.
What you cannot save on
Electrical panel upgrades, plumbing supply line replacement, and HVAC replacement are not optional. They are required by code if you disturb the existing systems, and you should do them even if not required. They are not where you save money.
How we structure whole-home remodels
We do design-build, which means one contract, one point of contact, one schedule. We pull all permits and pass all inspections. We give you a fixed-price contract with a written allowance for every selection. We phase the work to let you live in the home as much as possible. Most whole-home remodels take 4-8 months.
Common mistakes
1. Skipping the design phase. The cheapest time to make changes is on paper. 2. Underestimating the contingency. 10-20% on top of every estimate, no exceptions. 3. Not getting 2-3 contractor bids. Prices vary 30-50% for the same scope. 4. Choosing the lowest bid. Always check references and insurance.
